Our client own a prestige business location in Huddersfield and are recruiting a permanent maintenance foreman to look after their site.
Working Pattern: 8.30am till 4.30pm Monday to Thursday, 8.30am till 3.00pm Friday (1/2 hr unpaid lunch break) - 36hrs per week. May be occasional call out at evenings/weekend at time and a half or in lieu. Four weeks' holiday plus 8 statutory bank holidays.
Objective: To provide efficient maintenance support to ensure that the buildings and grounds are maintained to a good standard and provide a safe and secure environment for tenants and visitors.
Duties and responsibilities:
Regular ongoing duties:
To check all lighting in communal areas, event spaces, studios, Healey House and employer's offices and replace lamps as and when necessary. Report any faulty lights to Office.
To carry out quarterly emergency light tests, replace any lamps as necessary, fill in test form and report any faults.
To assist the Office Manager with weekly fire alarm tests.
Ensure all passageways and exits are kept clear. Check fire extinguishers and fire signs are all present, untampered and in the correct places (fill in fire check report). Report discrepancies to the Office.
To ensure the bin area is kept as clean as possible and regularly monitor for incorrect usage by tenants/fly tippers.
To ensure all drains, gullies and gutters on both sites are kept clear of leaves/dirt.
To empty the cigarette butt holders around the sites.
To clear rubbish/leaves/weeds from around the sites and attend to any flowerbeds.
To paint/decorate communal areas, offices, studios, gallery, residential space as necessary.
To carry out any necessary joinery work - fixing/fitting door locks/handles/door closures etc., boarding windows etc.
To carry out small plumbing work - un-blocking sinks, toilets, traps and waste pipes, repair/fit taps, washers etc.
To work/liaise with contractors and ensure work is carried out safely and to a good standard. Open/lock up after them, ensure hot work permits are issued when necessary and isolate/re-instate the fire system as required.
To always be vigilant of any Health and Safety hazards and risks around the site and premises, carry out regular risk/hazard checks and do any work if possible to prevent/limit risks and report any you find to the Office as soon as possible.
To ensure all heaters in gallery spaces, communal areas, studios, are efficiently and effectively operated with correct programming and controlled to suit requirements. Report any faults to the Office.
To check empty units are locked and secure. Windows must be closed and boarded up where necessary. Any damage to be reported to the Office and repairs carried out immediately.
To help set up function/conference rooms/offices when needed and assist with car parking duties as and when required.
To clear/clean offices and residential properties as and when necessary.
To advise tenants on things like heater controls, parking, gate controls, security etc. Monitor studio facility use and rubbish disposal etc.
To de-ice walkways when icy and remove snow when necessary. To grit car parks as needed. Record areas, date and time gritting carried out. To refill grit bins.
To carry out any other general maintenance tasks to ensure the upkeep of the buildings and site.
To regularly check all ladders and complete Ladder Check Record form.
To always be aware and adhere to the Health and Safety Policy. Ensure that you carry out tasks in a safe way using correct procedures - protective clothing, right equipment for the task, ladder use, manual handling, and follow equipment and substance instructions carefully to prevent accidents to yourself and others. Risk assessments must be carried out for all tasks.
To report any emergencies in the case of faults with gas, electric and water supply to the office manager/Director, or where not immediately available to relevant regular contractor.
To carry out any other duties that may be reasonably required.
